Mass EXODUS from the shore soon, as $30,000/yr. flood insurance premiums or $60,000 to elevate house (impossible because it's on a slab) -- put us between a rock and a wet place! Thousands are in the same boat. Christie didn't think it through when he adopted the crazy FEMA ultimatium. Thousands will walk away when they see how much property values drop because of that!

They'll show the part where TR politicians make excuses for disappearing for weeks after the flood. Now they're playing catch-up.

The Mayor was not heard from until the Friday after the storm. I wrote to MAruca and asked her why we didn't hear from her....her answer......"I had no power"......DUH

With all the meetings can FEMA and all the ot the other ruling parties come to one conclusion A conclusion that is not going to change in a few months / years and cause economic havoc on our personal finances.
We hear that areas zone A will all be changed to V. This change from Zone A to Zone V. Will cause higher insurance rates fo those who are rebuilding now to zone A standards. Help us to rebuild to the right zone standard. We all want to do what is right, but you the powers in charge have to set us in the right direction.
We depend upon you to do your job. So we can do our job of rebuilding once and not to an ever changing flood zone and code standard.

If you want to rebuild correctly and not incur twice the cost for rebuilding AND the double the already increased insurance rates (that's if the insurance company doesn't drop you OR refused insurance coverage by other insurance companies)
WAIT THE 18 months to 2the years until FEMA, the states, and your townships decide what they will deem to be acceptable regulations and VOTE it in

It was a nice idea - and there were a ton of resources. BUT the organization was completely ineffective. The group presentation provided NO new information. We were then directed to the gym where everyone had a table. The lines were long at each table so even if you spent an hour in one line; you were not able to get all of the information from the people that were available. Good idea, very poorly organized, lots of police????, added stress, and a complete waste of time.

It was not a complete waste of time - I had almost every question answered, the one the FEMA guy could not answer he told me who would know, and he gave me his phone # if I get the runaround in the future. I did my reasearch before going there! Based on the idiotic comments of the people in line in front of me, and their chip-on-the-shoulder attitudes against people they've had no prior contact with, I don't know how these FEMA people didn't just walk out on some of the attendees. The situation is very stressful and difficult, but it's an act of nature we all have to deal with. My damages are devastating but I did not scream and yell at strangers who were there to help me. These people were not there to do things for you, they were there to tell you how to do things for yourself. I'm glad the mayor and council put the workshop together, I feel much more confident about how to proceed. I hope there is more info like this in the future - as we progress with the elevations.

Lots of money being spent around Ocean County but it is unclear to me how it is going to help the property owners.

So we went to the FEMA meeting today with all the town officials. We came home , met with all of our family, friends , brothers and all. We are going to have a home depot party next week, put the house back the way it was. Live here for the next two years till this all plays out, when and if the insurance rates go up to whatever. We will figure it out from there, over and out, roger that.

Important information from the Toms River meeting today. I met with the Engineering Department because I needed clarity on the fact that although my insurance settlement is just over 50% of my land improvement value or the house only value on my 2012 taxes my insurance company did not declare my house as substantially damaged. The reason being is the estimated total cost to rebuild my house is higher than that of the assessment value from the township putting me under 50% according to my flood insurance carrier. Therefore I would not be eligible for the 30K or so I thought. They said, "As long as you have a letter from us saying you are substantially damaged you qualify for the ICC monies." I just didn't want to get caught in the middle. I would like to verify this from another source to be sure. This is extremely important to many.

I don't understand how your insurance co. could say you are NOT substantially damaged if the cost of repair is Greater than 50% of the assesed value of your house?
