Cox Cro Adds Storage Facility Near Route 9

Storage warehouse on site where construction equipment often sat, Town Planner said

Ongoing construction near the corner of Cox Cro and Route 9 in Toms River will eventually become a storage warehouse, officials said.

The storage facility is located on the east side of Cox Cro Road, just before its intersection with Route 9 in Toms River, next to the plaza featuring Nino’s Pizza and other businesses on that corner.

“The property on Cox Cro Road consists of 12 warehouse units for contractor storage, approved by the Zoning Board of Adjustment on October 16, 2008,” Township Planner Jay Lynch said.

The town planner characterized the use of the site as a “fairly popular” one, a place where contractors could store their equipment, as opposed to storing it in their homes or other locations.

The “low-volume use” facility, which will measure 16,800 square feet in size, will also feature a parking lot in addition to the storage units. Though the site is still currently classified and zoned as “residential”, it has qualified for a use variance in order to be utilized for the storage facility, according to Lynch.

“The board determined that at a size of one acre, it would be difficult to utilize for its intended, zoned use (of residential). At that size, you couldn’t subdivide the property,” said Lynch.

“We have a few properties like that around town, which are located between an intensive commercial zone and a low-density residential zone. It can be tough trying to transition from one to the other,” the planner added.
