Proposed Community Medical Center Building Before Zoning Board Tonight

Stockton Drive and Lakehurst Road, a two-story building for outpatient services would be 21,900 square feet, where 4,000 square feet is allowed

is asking the township to approve plans for a 21,900 square-foot, two-story building with basement, near the corner of Stockton and Lakehurst Road in Toms River.

A hearing on the major site plan at 400 Lakehurst Road and use variance is scheduled for tonight's Zoning Board of Adjustment, at 7:30 p.m. in .

The application asks for the outpatient services building to be placed on the road's Village Office Zone, making the building not a permitted use.

The proposal will require the use variance approval as medical offices are not a permitted use within the Village Office Zoning District. The building is about a half mile from Community Medical Center hospital, on Hospital Drive.

It's also larger than allowed, where the proposal is for 21,900 square feet where 4,000 is allowed. The applicant is asking for a variance for that.

In addition, the two-story medical office outpatient facility would have 7,049 square feet of basement storage area, according to the application.

The parking for the proposed building is also less than required. There are 150 spaces proposed, where 275 would be required.

Testimony for the hospital is being presented by Joseph D. Coronato, Esq.

Coronato is the attorney representing another project on the board agenda tonight — a Church Road office building.

Applicant Robert J. Bialko proposed a professional office building at 2435 Church Road, which is in a residential zone.

Proposed is a 7,315 square-foot professional office building with related site improvements on Church Road, between Hinds and Stonehedge roads near Hooper Avenue.

Testimony for the Church Road project began at the October zoning board meeting and is scheduled to continue tonight.

The hearings are scheduled as part of tonight's agenda for the Zoning Board. The board will also select its professional services contracts for the year, picking its engineer and board attorney.
