Silverton Plaza Expanding Building, Parking Lot at Fitness Center

Building will grow 26,300 square feet

The leveling of land next to a plaza in the Silverton section of Toms River signals the expansion of a parking lot and the possible addition of a tenant there.

The addition coming to town is located at the northbound side of Hooper Avenue, in Silverton, on the far side of the plaza containing CVS Pharmacy, Dunkin’ Donuts and Buy Rite Liquors on Silver Bay Road.

There, the Club Metro USA fitness facility will be expanding their parking lot and the plaza it’s located in will be expanding also, according to Toms River Township Planner Jay Lynch.

“This particular expansion was approved by the planning board. The fitness facility is located in a shopping center that has approval to expand both the building and the parking lot, although to the best of my knowledge, they do not have an interested tenant for the building expansion,” Lynch said.

The project will be 26,300 square feet, and according to site plans, was approved by the board on November 4, 2009.

The planner added that they will likely be in contact with the shopping plaza when possible tenants for the spaces there are recommended.

“We’ll see what they come up with; there are a wide range of uses. They don’t need to make any further board appearances, but once they have possible tenants, they’ll need to file for a zoning permit,” said Lynch.

Calls to P.J.R. Construction of Freehold, a company which is working hands-on with the project, were not immediately returned.

Wow...what a bunch of cynics. Here you have a business that is investing into the town (and will be paying more taxes) and all you folks can do is criticize who the prospective tenants could be that could rent the added space....even if this is light hearted, it really is sad to read between the lines. Any person or group that is willing to risk their money on any business venture in this economy has got to be applauded...whether it's a "pizza joint' or a "tattoo parlor" or just the expansion of an existing business. It's nice to see some progress for a change....good luck to the folks taking on this endeavor!!

I think a massage palor with happy endings for all the cynics out there or on here. WOW you people are ridiculous. If you do not like it then have a stronger voice or go home. The economy sucks and we need all kinds of jobs. The A&P which left silverton might still of been there if all of the cynics shopped in there neighborhood or the Stop and Shop that open in Brick could of possible went there. Wow imagine the traffic then. Dont attack people embrace.

You're right Gary, more ratables, that's been the mantra of developers and city planners for centuries. And it never works. Taxes never go down, more land is covered over, and it gets more crowded. If more ratables were the answer to lower taxes, we'd all move to Manhattan.

We live in the land of empty strip malls! We already have so many empty stores and eyesores, we don't need another. No one is critcizing the prospective tenants, but there is so much real estate available that is unused. The empty Foodtown building on Fischer Blvd is a good example. Since Foodtown closed, the rest of the mall is mostly empty. Rent some space there and give the remaining tenants a boost to their businesses.

Stop & Shop was already in Brick for a long time before the grand reopening last year. When Grand Union closed in Brick, that is when Stop & Shop took over. They are not new to Brick. Toms River already has 2 Stop & Shops.

That's right. If they don't put something worth while in there, it will just become another empty strip mall within a few months. Think about it before you call everyone cynics. We need businesses alright but we need new ideas. Red Bank and Point Pleasant have figured it out.
