Toms River Planning Board Meets Wednesday
Agenda
Back parking lot will be redesigned.
The back parking lot of Rand's Shopping Plaza will be reconfigured with nine fewer parking spaces, thanks to an applicant's request for better safety at a day care center there. The day care center came before the Toms River Planning Board recently to request permission for a new parking lot design. The day care is located in the back portion of the plaza, not the part that is adjacent Hooper Avenue. Attorney Joseph Michelini noted the board had approved a daycare in this exact same building in 2007. Now a new owner was seeking to take over the site after a period of vacancy, and the board was shown plans of what was previously approved and the applicant’s proposal. The only major change from the prior proposal was the elimination nine …
Planning board approves 1,800 square foot addition
The Toms River Planning Board approved a 1,800 square foot addition for the headquarters of the Toms River Township District 2 Fire Commissioners building at 257 Warner Street. As a non-profit service organization the fire company required only a courtesy review from the board as opposed to the usual full application process. The applicant’s architect Dan Sernotti explained the fire commissioners would demolish an 800 square foot section of the headquarters in order to make room for the addition. After the addition is completed the commissioners will remain under the allowable lot coverage and there are no changes to the traffic patterns on site. Township Planner Jay Lynch asked only that commissioners file a site plan with the engineering…

Toms River planning board approves resolution
The Seacourt Pavilion will get an increase in parking, thanks to a resolution approved by the Toms River Planning Board. The owners of the strip mall will be allowed to add 57 new parking spaces to their site, on the corner of Bay and Hooper avenues in Toms River. As part of the approval the board will allow the applicant an 11-foot variance from the parking lot setback and additional signage to help drivers better navigate the new parking layout. The board found there were no negative impacts with the proposal based on the existing layout of the site. The applicant was required to accept a deed restriction that they will not subdivide the property.

A proposal to hang an identifying flag below the American Flag at the Bey Lea Shopping Plaza drew impassioned dissent from several veterans and their families
A proposal to hang an identifying flag below the American Flag at the Bey Lea Shopping Plaza drew impassioned dissent from several veterans and their families during a recent meeting of the planning board. The shopping plaza located on Hooper and Bay avenues is best known as the home of Toys R Us, Pet Smart and Bed, Bath and Beyond. The applicant was proposing a flag that would be less than half the size of the existing American Flag that currently flies on the site. It would contain the words “Bey Lea Shopping Center” The applicant needed board approval for the flag because this would count as a third road-side sign when only two are permitted. The applicant’s planner Charles Olivo testified there would be no negative impact from erecting…

How ridiculous that a variance is needed to fly a flag. That's the real problem here. No wonder Toms River cannot entice new businesses...look what they have to deal with! The Planning Board, Zoning Board and whatever other board the town has truly hurt business in our township.   more ›
Bahama Breeze to come to mall's southwest corner on Hooper and Bay
The Hooper Avenue section of Toms River could soon feel the warm island air and dine on Caribbean-inspired food when Bahama Breeze comes to town. “It has been approved by the town planning board,” said township planner Jay Lynch. “But the company is going through compliance resolution, which means there are still some more approvals it needs to receive in order to receive the proper permits.” No timeline has been set for the project’s start or completion, but Lynch said it has been approved for a liquor license. It's going to be a pad site on the Ocean County Mall property, on the southwest side jughandle by Hooper and Bay avenues, Lynch said. “They're going to redesign the parking in the immediate area of the new building. The planning …

Permit agreement must be reached among state, developer and municipalities
The long-proposed Super Walmart, which is planned for the corner of Route 37 and Northampton Boulevard between Toms River and Manchester, would need to pass New Jersey Department of Transportation clearances before it can proceed. Timothy Greeley, press officer for the NJDOT, said the arrangement “is an ongoing major access permitting issue”, and that to allow development along a state highway such as Route 37, “a developer permit agreement must be reached among the state, the developer and the township” in order to accommodate the expected increased traffic flow. That permit agreement would require the developer of the Super Walmart, Jaylin Holdings, to make modifications to the current intersection at Route 37 and Northampton Boulevard …

Both projects plan for townhouses, rental units and commercial space along busy roads
Toms River and Brick townships will have something in common: each town approved a development called Nobility Crest this year, with each project creating controversy. Nobility Crest LLC is overseeing both projects. Brick's was approved by its planning board this week, while the proposal for Toms River was approved back in March. The two sites are about six miles apart when traveling Route 70. The Toms River site is just north of Cox Cro Road, along Route 9. It includes the construction of a 53,000-square-foot shopping center, two 25-unit apartment buildings and 200 townhouse units. The Toms River project brought out residents' concerns of child/pedestrian safety and traffic. The development could create pedestrian traffic on Route 9, as …

Planning board decides particulars of car dealership renovations
Gateway Toyota on Route 37 received approval from the Toms River Planning Board for amendments to the original renovation proposal. Gateway Toyota is currently building a brand new showroom, and that means two trailers for customer service and showroom center while they are in construction. The Planning Board addressed the trailer space plans during a recent meeting, for example: Three air conditioning units that are visible from the show and service room will be screened. Previously, Gateway Toyota General Manager Ed Sunday said construction is expected to continue until summer of 2012. The project focuses on the service end of Gateway Toyota, updating automobile mechanics and diagnostic technology at the facility. The expansion inreases …

Toms River new and used car dealer, Lester Glenn, plans expansions and additions that may affect local residents
Lester Glenn was approved for an additional 50 feet of parked car spaces that will lead up to the neighborhood households behind the lot at the monthly Toms River Planning Board Meeting and is before the board again tonight. This Lester Glenn proposal was smaller compared to the expansion proposal they made in 2005. This renovation will be 200 square feet addition to the property on the residential side. In addition to the new parking spaces, Lester Glenn is revamping the entrance to make it handicap accessible. Customer service and salesman trailers will be used during the construction period, but must be approved by fire department before installation. The possibility of sidewalks along Route 37 was discussed, but with minimal pedestrian…

My understanding is that the gentleman you think is the owner is actually the late L.G.'s son in law and that his wife is actually L.G.'s daughter, and she may be the real owner of the dealership.
